Following FS Investments' plan to relocate, Ensemble Investments is a year away from having a vacant 80,000-square-foot office building at the Navy Yard.

FS Investments, one of the few large money managers based in Philadelphia, says it’s leaving its 10-year-old headquarters in the Navy Yard for larger offices in the transit-friendly Schuylkill Yards north tower near 30th Street Station.

FS also made use of the KOZ initiative with its first two leases in the city, one at the nearby Cira Centre, which started in 2007, and the other at the Navy Yard. The company is currently the only tenant at 201 Rouse Blvd. in South Philly, where nearly half of its 600 employees are located.

FS Investments, which had been considering moving its headquarters to the suburbs or another market entirely due to the city's business tax structure, will expand its local real estate footprint by 46%.
